Demolition Begins in Gunpo Zone 10; Redevelopment of Original City Center Gains Momentum Approvals Granted for Redevelopment Projects in Dang-dong, Sanbon-dong, and Geumjeong-dong; Over 18,000 Housing Units to be Supplied
As redevelopment projects in Gunpo’s original city center enter the full-scale construction phase, visible changes to the residential environments in the Dang-dong, Sanbon-dong, and Geumjeong-dong areas are taking shape.
Demolition work for the Gunpo Zone 10 redevelopment project began on July 13. Located in the area of 781 Dang-dong, the project is scheduled to complete demolition by the end of this year and commence main construction in January of next year.
Approval for the modification of the project implementation plan was also finalized on the 18th. The project involves constructing a mixed-use complex ranging from 6 basement levels to a maximum of 49 stories above ground, featuring a floor area ratio (FAR) of 613.09%. The complex will house 1,031 residential units and 396 officetels. Hoban Construction has been selected as the contractor, and the cooperative aims to launch general sales in the first half of next year, with move-ins targeted for the first half of 2031.
Redevelopment projects in the Sanbon-dong and Geumjeong-dong areas are also proceeding through the approval process.
The Sanbon 1-dong Zone 2 project received approval for its implementation plan in June, while the Sanbon 1-dong Zone 1 project—comprising 1,765 units—secured approval on August 7. Both zones plan to apply for approval of their management and disposal plans in the first and second halves of next year, respectively. Projects such as the Geumjeong Station area (1,293 units), Geumjeong Zone 3 (700 units), Gunpo Zone 1 (932 units), and Gunpo Zone 3 (557 units) completed integrated reviews in the first half of this year and are currently preparing for the project implementation plan approval process.
The selection of construction companies is also underway. Hyundai E&C was selected for Geumjeong Zone 2 (1,092 units) last February, while GS E&C was chosen for Geumjeong Zone 4 (940 units) in June. Hoban Construction was selected for Geumjeong Zone 3 in July.
Zones in the early stages of redevelopment are also accelerating their projects. Gunpo Zone 2 (2,017 units) and Geumjeong Station Area Zone 1 (1,150 units) were designated as redevelopment zones in February of last year. The GTX Geumjeong Station Area Zone 1 project (981 units) completed the designation of its project implementer last year and is currently moving to select a construction company.
Additionally, Gunpo Zone 4 (1,683 units) and Neutiul Zone (1,301 units) have been selected as candidates for public redevelopment projects, while Sanbon 1-dong Zone 3 (605 units) and the area south of Geumjeong Station (880 units) have completed the designation of their project implementers.
Currently, multiple redevelopment projects in Gunpo’s original city center are progressing at various stages, including zone designation, project implementation approval, and the selection of construction companies. If these projects proceed as planned, a total of approximately 18,000 housing units are expected to be supplied across the Dang-dong, Sanbon, and Geumjeong areas.
